The Government’s long-anticipated Renters’ Rights Act 2025 has officially become law, receiving Royal Assent on 27 October 2025.This landmark legislation brings sweeping reforms to the private rented sector, aiming to strengthen tenant protections while creating a fairer, more transparent system for landlords.

🔍 Key Changes Landlords Need to Know

1. End of ‘No-Fault’ Evictions

Section 21 of the Housing Act 1988 — which allowed landlords to regain possession without giving a reason — will be abolished. All future possession claims will require specific legal grounds, such as the intention to sell, move in, or tenant breach.

2. Periodic Tenancies Become the Standard

  • Existing tenancy agreements will need updating to reflect the new format.

3. Stronger Anti-Discrimination Rules

Landlords will no longer be able to refuse applicants based on:

4. National Landlord Register & Ombudsman

A new Landlord Register and independent Ombudsman will be introduced to raise standards and improve accountability.

🕓 When Will These Changes Take Effect?

Although the Act has received Royal Assent, the reforms will be phased in gradually. Implementation dates will be set by the Government through secondary legislation.
